How Transfer Duty Works in South Africa
Transfer duty is a government tax paid by the buyer when a property is transferred. It's calculated on a sliding scale based on the purchase price. The current rates (2024/25) are:
| R 0 β R 1 100 000 | 0% |
| R 1 100 001 β R 1 512 500 | 3% of value above R 1 100 000 |
| R 1 512 501 β R 2 117 500 | R 12 375 + 6% of value above R 1 512 500 |
| R 2 117 501 β R 2 722 500 | R 48 675 + 8% of value above R 2 117 500 |
| R 2 722 501 β R 12 100 000 | R 97 075 + 11% of value above R 2 722 500 |
| R 12 100 001+ | R 1 128 600 + 13% of value above R 12 100 000 |
Note: These rates apply to natural persons (individuals). Companies and trusts pay different rates. VAT-registered sellers charge VAT instead of transfer duty.
Attorney fees and bond registration costs shown above are estimates. Actual costs depend on the conveyancing attorney and bond amount.
